Does Your Land Need Curb Appeal to Sell?

Curb appeal – you’ve probably heard the term thrown around in the residential real estate world. Curb appeal refers to how attractive a house (or property, in this case) looks to potential buyers. It’s usually the first impression someone gets when they initially see a property. For residential real estate, the appeal of a house is something that’s very important when potential buyers are browsing, but does this concept apply to land? The answer is yes!

When putting a house up for sale, the owner will want to make sure exterior conditions of the house are in good shape. There are usually a lot of tasks that go into this process such as replacing old siding or adding a coat of fresh paint on window shutters. The same thing goes for adding curb appeal to land. While you probably won’t be doing much (if any) painting on a pasture or timber property, you’ll want to take care of some details such as overgrown grass or fallen trees that are rotting.

If you frequent your property and keep up with yearly or seasonal maintenance, you won’t necessarily have to worry about curb appeal come time to sell. But if you’re a landowner who lives far away or just hasn’t had a chance to bush hog recently, there are some to-do list items to get to.

Here are some things you can do to boost curb appeal on your property before selling:

  • Make sure trails and paths are clear
  • Mow overgrown pastures and fields
  • Clean up large debris and brush piles
  • Add or repair fences and/or gates
  • Add food plots for wildlife
  • Plant native grasses, wildflowers, trees and shrubs
  • Fertilize weak or bare grass spots

These are just a few ideas that can help a property give a good first impression to prospective buyers. However, keep in mind that each property is different. While some of these tips could apply to one property, they might not apply to another.

November 2018 Land Sales Summary

Based on data shared through the Lands of America Comparable Sales Program, there were 162 properties listed as sold by REALTORS© Land Institute Members in November 2018, an increase of 6 percent over the previous month. This represents approximately $90 million and 21,000 acres of land and rural real estate sold across 131 U.S. counties and 25 states. November 2018 sales activity by REALTORS© Land Institute members participating in the program decreased by 14 percent compared to sales volume from the same period in 2017.

Pat Karst with Wabash, Indiana-based Halderman Real Estate Services & Halderman Farm Management and Travis Hamele with Portage, Wisconsin-based United Country – Hamele Auction & Realty jointly recorded the most individual sales during the month.

Listed as sold on November 12, John Pearson with Pearson Real Estate Company, Inc. registered the month’s largest sale by overall size. The 6,442-acre Flying T Ranch (East Unit) is located in northeastern Wyoming’s Campbell County. The ranch includes about 12 miles of the Belle Fourche River, with most of the river flowing past the ranch headquarters and through the east pastures of the ranch. Of its total acreage, 4,641 acres are deeded, with the remainder held under State and BLM land leases.

The LandGuys’ Scott Whittington, ALC, notched the most expensive sale with the November 1 purchase of the Atherton Grain Facility in Illinois’ Bureau County. The silo is licensed to store up 4.5 million bushels and includes 20 grain-storage tanks. According to U.S. Census Bureau data, Bureau County ranks seventh in the state for the size of its overall ag economy, with corn grown for grain and soybeans being the county’s biggest crops. __________________________________________________________________________________

Based on data shared through the Lands of America Comparable Sales Program in August 2018, there were 212 properties listed as sold by REALTORS© Land Institute Members. This represents some $155 million and 30,000 acres of land and rural real estate sold across 24 states. August 2018 sales activity by REALTORS© Land Institute Members participating in the program increased by 13 percent over the previous month and 7 percent compared to sales volume from the same period in 2017.

Largest Size Land Deal

Congratulations to HomeLand Properties’ Andy Flack, ALC, in Huntsville, TX, whose sale of 3,132 acres in East Texas’ Tarkington Bayou was the month’s largest recorded land sale by REALTORS© Land Institute Members participating in the Lands of America Comparable Sales Program. Andy also recorded the month’s most sales, with 13 sold properties at a combined sales value of $13.9 million.

Highest Dollar Volume Land Deal

First listed in August 2016, the most expensive land deal recorded during August 2018 was the sale by Pearson Realty’s Dan Kevorkian, ALC, in Fresno, CA, of a 1,509-acre investment-grade pistachio orchard in Central California. First planted as an experimental crop in California in the 1930s, the Golden State is now the world’s largest producer of these tasty and healthful nuts. The orchard was listed as sold for $43.6 million.
