The Realtors® Land Institute Announces 2020 National Leadership

September 17, 2019 (Chicago, Ill.) – The Realtors® Land Institute (RLI), a commercial affiliate of the National Association of Realtors®, proudly announces its 2020 national leadership. Dean Saunders, ALC, was elected by membership as their 2020 RLI National Vice President. Dean joins the 2020 RLI National Board of Directors as a part of their Executive Committee alongside 2020 President Kyle Hansen, ALC, from Iowa with Hertz Real Estate Services; 2020 President-Elect Renee Harvey, ALC, of Texas with Century 21 Harvey Properties; and 2020 Immediate Past President Jeramy Stephens, ALC, of Arkansas with National Land Realty.

In this position, Dean will serve a four-year term on RLI’s Executive Committee making him the association’s 2022 RLI National President. He has an extensive record of service to RLI, serving as Chair of RLI’s Governmental Affairs Committee, as a member of the ALC Designation Committee, and on their Board of Directors. Additionally, he served as the President of the RLI Florida Chapter. Dean has been a member of RLI since 1998 and he earned the elite Accredited Land Consultant (ALC) Designation shortly after in 2001.

Dean’s experience and dedication in the industry also add to the industry expertise he will bring to the position. Among his many accomplishments, in 2019, he was awarded the 2018 APEX Top National Producer Award for being the highest-producing agent in the country for land sales based on qualifying production volume. He has also been recognized as the Florida Realtor® of the Year by the RLI Florida Chapter and earned the #1 Sales Professional annual recognition in the CBC affiliate network five times, most recently in 2018.

The election also adds one At-Large Director to the RLI Board for a two-year term. In an effort to give members a stronger voice into the direction of the organization, the addition of three elected At-Large Directors seats were implemented in 2017. RLI is proud to announce the election of George Clift, ALC, of Clift Land Brokers in Texas, onto the 2020 RLI Board of Directors. George has served as the 2014 RLI National President, on various RLI Committees, its Board of Directors, and, most recently, as the RLI National Treasurer on the Budget & Finance Committee.

RLI Attends 2019 REALTOR® Legislative Meetings & Trade Expo

REALTORS® Land Institute leadership and members attended the REALTORS® Legislative Meetings and Trade Expo in Washington, DC, from May 13-18. Check out these key highlights from the event to see RLI’s presence and impact while at the event:

  • The morning of Tuesday, May 14, RLI hosted its RLI Leadership and Member Meeting where Russell Riggs, RLI’s Legislative Liaison to the National Association of REALTORS®, gave an update on the latest legislative issues affecting the land industry and Aubrie gave an update about the RLI 2017-2020 Strategic Plan.
  • RLI Leadership again attended the NAR Commercial Reception in the evening on Thursday, May 16 to make sure our organization’s presence was felt.
  • While in town, RLI 2018-19 National President Jeramy Stephens, ALC, and RLI CEO Aubrie Kobernus visited the Capitol to thank Senator Cotton (R-AR) for sponsoring SR 115 which congratulates RLI on its 75th Anniversary this year!
  • Finally, on Friday, May 17, RLI 2016 National President Bob Turner, ALC, was invited to the stage by US President Donald Trump to speak on Opportunity Zones. Turner is considered the REALTOR® expert on the topic. President Trump started off his speech discussing how his policies have helped strengthen private property rights in the land industry. He came back to discussing land-related issues various times throughout the speech to his audience of REALTORS®, referencing the positive impacts of his administration’s polices being implemented by the Environmental Protection Agency, the benefits landowners may see from the recent tariff policies, and more.

LANDU Education Week Attendees Awarded ALC Pins At NLC19

Once a year, the REALTORS® Land Institute (RLI) offers land professionals the opportunity to greatly enhance their expertise by taking all six courses needed to earn RLI’s elite Accredited Land Consultant (ALC) Designation in one place, at one time: LANDU Education Week. Every year, a dedicated group of agents attend that take full advantage of this opportunity, complete all the courses, and go on to proudly receive their ALC pin. Many of those who received their pin after attending LANDU Week were also named top-producing agents as award recipients as part of RLI’s esteemed APEX Awards Program.

The coveted ALC Designation pin is awarded each year in March at RLI’s National Land Conference. This year’s recipients received their pins from 2018-19 RLI National President Jeramy Stephens, ALC, on March 5th in Albuquerque, NM. Of those in attendance who were invited to the stage to accept their pin, ten of them had attended the 2018 LANDU Education Week that took place in Arlington, TX, the previous June. RLI is proud to recognize these professionals and all of the elite agents that dedicated themselves to the earning the designation in 2018.

Of those receiving their pin at conference was Eric C. Frickle, ALC, CCIM, with Eric Conrad Frickle Commercial Realty in California who was also awarded the RLI APEX 2018 Broker of the Year in Commercial Land Sales. When later asked about the value that the week provided, he stated “RLI’s LANDU Education Week was a great experience. It afforded me the opportunity to complete all of the courses I needed for designation in a classroom environment. This provided a great opportunity for building relationships with fellow classmates… and it was great to see them all again at NLC!”

Also receiving their pins in Albuquerque were Dan Murphy, ALC, and Michael Murphy, ALC, Broker/Owners of the M4 Ranch Group in Colorado. If their names sound familiar it’s likely because they tied to be named the RLI APEX 2017 Top National Producer, the program’s most coveted and prestigious award, at NLC17. When discussing his experience at the 2018 LANDU Education Week, he recalled “We attended LANDU Week in 2018 and this is by far the best way to complete a majority of the ALC classes and make connections for life. Great classes and great instructors but the friendships created were a perfect bonus!”

The star-studded line up of ALCs that were handed their pins in Albuquerque doesn’t end there. The RLI 2018 APEX Wrangler Award winner also spoke about what an honor it was to receive his pin after having completed the courses at the 2018 LANDU Education Week. Geoff Hurdle, ALC, of Hurdle Land & Realty in Tennessee with the APEX 2018 Wrangler Award for largest number of transactions closed in 2018; Geoff had over 181 closed transaction sides in 2018! Reflecting on the experience he mentioned “I knew that LANDU Week was the only way I was going to get in the education requirements for my ALC without it taking me years to complete. To have done that all at once sounds like a time-suck but, in actuality, it was a time-saver! LANDU Week also saved me money from a lot of travel. I am so, so thankful for LANDU and how it all worked out! I highly recommend LANDU Education Week. Besides, you meet a bunch of people after the same thing that become great friends!”

On connecting with one other 2018 LANDU Education Week attendee that went on to get his pin at the 2019 National Land Conference, Walter Hatchett, ALC, of Kohler & Associates in Georgia said “Having the opportunity to attend the 2018 LANDU Week in Dallas and listen to and learn from top land real estate professionals was a great experience for me. The networking and knowledge gained was priceless, as well as making friendships that will last a lifetime. 2019 RLI Leadership Awards

Realtors® Land Institute Awards Top 2018 Land Real Estate Professionals

March 19, 2019 (Chicago, Ill.) – Over 340 land professionals gathered in Albuquerque, NM, to attend the 2019 National Land Conference hosted by the Realtors® Land Institute (RLI) where six RLI members received awards through the esteemed Realtors® Land Institute Leadership Awards Program. All award recipients are nominated and selected by their peers for their efforts.

Bob Turner, ALC, with Southern Properties in Cordova, Tenn., received the 2018 Robert C. Meeks Distinguished Service Award. In honor of dedicated, long-time Accredited Land Consultant Robert C. Meeks, the Distinguished Service Award is presented to an ALC in recognition of their long-term commitment and service to fellow members, the land profession, and the community.

Bill Burruss, ALC, with William H. Burruss III, Inc. in Lynchburg, Va., received the 2018 Land Realtor® of America Award. The Land Realtor® of America Award recognizes RLI members for their effort and work expended in the interest of their fellow members, their profession, and their community.

Luke Worrell, ALC, with Worrell Land Services in Jacksonville, Ill., received the 2018 Rising Star Award. The Rising Star Award recognizes a member approaching a mid-level in their career who is on their way to making significant contributions to the land profession and to RLI.

Jim Miller, Esq., received the 2018 Excellence in Instruction Award. The Excellence in Instruction Award recognizes RLI’s Land University (LANDU) Instructors for their exceptional teaching skills, contributions to the professional development of our students, and volunteerism for the LANDU Education Program.

RLI also awarded the RLI Texas Chapter with the 2018 Chapter of the Year Award and Traci Schermerhorn with the RLI Iowa Chapter as the 2018 Chapter Administrator of the Year.

2018 Land Market Survey Shows Slow But Steady Growth In The National Land Market

January 16, 2019 (Chicago) The Realtors® Land Institute and National Association of Realtors® Research Group released the results of their annual Land Markets Survey. The 2018 Land Markets Survey showed sustainable growth in both national land sales and land prices. Survey respondents reported a gain of two percent year-over-year increase in land sales and a two percent increase in land prices between the October 2017 and September 2018 period being measured.

Although an increase was seen for both land sales and prices, growth was at a slightly slower rate than the previous year. The slowdown is likely a result of rising interest rates, potential negative impacts of the tariff/trade war, and commodity prices still remaining depressed. The overall slowdown of the land market is primarily attributed to the modest gains across residential land sales (four percent from five percent), commercial land sales (three percent from four percent), and agricultural land (one percent from two percent) compared to the previous year. Additionally, the survey found properties were sold in a shorter time frame than in previous years with land typically on the market only 90 days, compared to the typical 95-100 days seen in past surveys.

Although respondents reported an increase in land sales and properties sitting on the market for a shorter time, they still expect to see a slower land sales market in 2019. Survey participants listed financing and zoning issues as the two major issues affecting land sales. A lack of comparable land values, appraisal issues, and rising interest rates were also mentioned as some of the biggest issues facing the land industry.

RLI’s 2018-19 National President, Jeramy Stephens, ALC, said “With so many factors making land transactions harder to navigate, it is more important than ever for land buyers, sellers, and investors to find an agent certified as an expert in land real estate – like an Accredited Land Consultant (ALC) — for their transaction.”

The annual Land Markets Survey is a tool for landowners and land real estate professionals in all sectors of the business to use for bench-marking and as an informational resource when conducting business. This year marks the sixth consecutive year that the survey has been conducted to reveal current trends and the ever-changing state of land markets within the industry; and this year’s survey had the highest participation rate ever. Should You Start A Christmas Tree Farm?

One of the surefire signs that Christmas is around the corner is seeing those beautiful green pine trees popping up in every household. If you are thinking about growing some trees of your own, ask yourself these five questions to see if a Christmas tree farm is right for your property.

1.Do You Have The (Right) Land?

With the average Christmas tree farm squeezing in 1,500 Christmas trees per acre, these trees can take up a fair amount of land. If the property you own doesn’t have enough room, you can always sublet land from a neighbor. Since Christmas trees take a long time to grow, make sure to work with a land expert in your area to make sure you get the best deal for this long-term commitment.

Soil type is another factor to take into consideration. While different trees do best in different soil types, well-drained, loamy soils are a good bet for almost every type of Christmas tree. Soil that holds onto water will drown the trees.

2. Do You Have The Time?

Christmas trees are low-maintenance, not no-maintenance. Not much has to be done in the first four years of growth, but after that, the trees do require upkeep. Once the trees start to mature, you’ll want to shape the trees to help them maintain that gorgeous conical shape everyone loves.

3. What Trees Will You Grow?

There are dozens of types of Christmas trees. Which ones will you grow? Here are some of the most popular according to the Farmers’ Almanac.

  • Balsam Fir. This tree is incredibly fragrant and will fill your house with that classic Christmas tree smell.
  • Douglas Fir. The way this tree grows gives it a natural fullness and conical shape.
  • Fraser Fir. People love these trees for the unique silver color underneath the needles.
  • Scotch Pine. Tired of sweeping up needles every day? Scotch pines are famous for not shedding and retaining water after it is cut, making it a great low-maintenance tree.
  • Colorado Blue Spruce. The ice-blue color of these trees makes it popular with people looking to do a little something different this Christmas.

4. Are You Looking For A Crop That Will Turn A Fast Profit?

Certain crops reach maturity quickly and have a high regrowth rate, making them great if you need cash in a pinch. Christmas trees are not one of those crops. From seed to fully-grown tree, the average Christmas tree takes anywhere from eight to ten years to reach maturity. And that’s only if everything goes right. Make sure you can afford to not make money off this specific crop while it matures.

5. Think Beyond the Tree

You can also sell greens, garlands, and wreaths alongside your trees. Holly, poinsettias, and pine cones are also extremely popular with decorators and crafty people. This text is from our 2019 updated Timberland course:

Renee Harvey, ALC, the Owner/Broker of Century 21 Harvey Properties in Paris, TX, was elected by membership as their 2019 RLI National Vice President. Renee joins the 2019 RLI National Board of Directors as a part of their Executive Committee alongside 2019 President Jeramy Stephens, ALC, of Stuttgart, AR, with National Land Realty and 2019 President-Elect Kyle Hansen, ALC, from Nevada, IA, with Hertz Real Estate Services.

In this position, Renee will serve a four-year term on RLI’s Executive Committee making her the association’s 2021 RLI National President. She has an extensive record of service to RLI, serving most recently as Vice Chair of the 2018 Governmental Affairs Committee, Chair of the 2017 RLI Education Committee, and a member of the 2017 RLI Board of Directors. She also played a large role assisting with the organization’s rebrand from 2016-2017, serving on two member-based task forces. Prior to that she served as Chair of the RLI Governmental Affairs Committee in 2015 and as the RLI Texas Chapter President from 2010-2011.

Renee joins the RLI Executive Team at an integral time for the organization as they continue to push forward into the final year of their three-year strategic plan, which has an overall goal of strengthening RLI’s position as The Voice of Land. As a key pillar of that plan, land professionals can expect to see a full offering of newly updated Land University (LANDU) courses in 2019 as well as a brand new Recreational Land Real Estate course added to the program. Members of the organization will continue to see an increase in awareness among consumers of the RLI brand and will also benefit from the strengthening of RLI’s local chapters, both being major goals of the strategic plan.

August 8, 2018 (Chicago) – The Realtors® Land Institute (RLI), The Voice of Land, is excited to announce its partnership with a leading industry brokerage, Whitetail Properties.
